Delaware and Maryland's coastal communities are known locally for many things, but most people who live outside of the area know the region for primarily just one - and that's the beach, of course.

And with good reason, tourists flock to Ocean City, Maryland, and to Delaware's top coastal communities every summer by the millions, enjoying the best that the area has to offer.

Many choose to buy homes in the coastal region, staying here either full-time or primarily during the warm spring and summer months. Thus, the local real estate markets are generally pretty robust during these months.

But what many homeowners don't know, and what we're going to elaborate on here today, is that the fall is actually one of the best times of the year to sell, or buy, a new home at the Delaware and Maryland beaches.

And here's a few reasons why...

Lack of Competition. If you're thinking that you shouldn't keep your home on the market after the busy summer months have come and gone, you're not alone in that line of thinking. And that's precisely why you SHOULD keep your home listed for sale, because there's less competition to be concerned with.

Less competition means fewer homes for potential buyers to look at, which means your home will likely garner a bit more interest than it would during the insanely busy summer season.

Motivated Buyers. Summer may be over, but the holiday season is quickly approaching. This means that if a buyer wants to purchase a property and be moved in before Christmas, time is of the essence.

Add in the likelihood of bad weather in the near future, and that motivation becomes greater. So use this to your advantage and keep that home on the market so they can stop by and have a look.

Seasonal Atmosphere. Fall usually presents some ideal weather days for a home search. Which is perfect for you as a homeowner, because it can make your home feel more warm and inviting.

So turn on that fireplace if you have one, bake those cookies (for the smell, of course) and light a candle or two. Fall is the perfect time to show off your home in this way.

School Schedules. It's a common misconception that most buyers are shopping to fit their kids' school schedules. In reality, more than half of buyers in the United States don't have kids under the age of 18 at home, so the fall is a perfect time for them to be searching for a new home.

Less Traffic. It's well-known that traffic can be a bit dicey near the beaches between Memorial Day and Labor Day, so many long-time residents of the area will often wait until after the busy summer season before hitting the area roadways.

So fall is the perfect time for them to be out and about looking at homes, as they can more easily maneuver and visit more properties. Keep this in mind when making your decision about whether or not you want to keep your home on the market during this time of year.

Faster Transaction Times. Summer is busier in the coastal region, of course, but one advantage to selling in the fall is that there are less transactions occurring and that means important cogs in the wheel, like attorneys, lenders and home inspectors, have less on their plates.

This could lead to a faster closing, which is obviously good for both parties involved in the process. So you may be able to get things wrapped up by Christmas, after all.

Holiday Staging Opportunities. Fall is a perfect time to stage your home for the holidays, giving sellers the opportunity for capitalizing on the nostalgia of the season. Don't overdo it, of course, but also don't be afraid to add a little pizazz to your home decor.

Lighting a fire in the fireplace and placing poinsettias or pumpkins strategically outside and inside your home can create a warm atmosphere for potential buyers.

While spring and summer is obviously the so-called "high season" at the Delaware and Maryland beaches, don't let the calendar turn you off when it comes to selling your home.
